I just have two more courses before I graduate from university. By this time next year, I (graduate) , and I will already be looking for a job.

I graduate is simple present used for future time

See: Swan, Practical English, Usage
tense simplification in subordinate clauses: present instead of future

By this time next year, I will have graduated , and I will already be looking for a job.
By this time next year, I'll have graduated , and I'll already be looking for a job.

This is future perfect.
Again, in Swan. Buy Swan, you need it.
